REPRESENTATIVE PROJECTSTANGER OUTLET MALL SAVANNAH, POOLER, GACORE’s Design and Construction ProjectManagement team is overseeing the pre‐development,construction, accounting and tenant coordination ofthe 170 acre, 560,000 sq. ft. outlet mall and 500,000 sq. ft. ofoutparcel space. The over 1,000,000 sq. ft. project onbehalf of Ben Carter Enterprises and Tanger OutletCenters is estimated at 200 million USD. Thedevelopment will house up to 120 tenants and 20 outparcels/power centers.BROUGHTON STREET REDEVELOPMENT, SAVANNAH, GACurrently acting as Ben Carter Enterprises’ owner’srepresentative and tenant coordinator from preplanningthrough completion of 34 propertyrenovations for a mixed‐use “Broughton Street”project in historic downtown Savannah. Over 90million USD have been estimated and allocated for therenovations.SHOPS AROUND LENOX, ATLANTA, GACORE’s team provided development services toHealey Weatherholtz Properties’ for an open‐airshopping center redevelopment. This work included anew faade and several retail and restaurant tenantrenovations totaling approximately 20 million USDcompleted while current tenants remained inoperation. In 2011, the project won an Urban LandInstitute “Development of Excellence” award forsustainable design and creative reuse.

Thisestimated 150 million project included 400,000 sq. ft.of retail, restaurant and outparcel space.

The project, whichencompassed 53 acres of 280,000 sq. ft. of retail andoutparcels, a 200 room hotel, and 400 multi‐familyunits was the largest of its kind in the region.

The addition required steel,EIFS, brick, and storefront/curtain wall changes.MCCALLA RAYMER LLC OFFICE, ATLANTA, GACORE professionals provided constructionmanagement services for a 70,000 sq. ft. office buildingvalued at 6 million USD. Said services included budget andschedule management and supervision of all constructionsite activities.

This 50million USD, 200,000 sq. ft. development was leased bytenants such as Kohl’s, Dicks’s, Petco, TJ Maxx, Kirkland’s,Wachovia, and more.BANK OF AMERICA, SOUTHEASTERN & MID‐ATLANTIC U.S.Oversaw the construction and turnkey delivery of several5,000 /‐ sq. ft. Bank of America retail branches, from duediligence and site development to constructionmanagement and project close‐out. Part of team thatdeveloped pipeline for Bank of America “BOA” expansionprogram and assisted BOA’s real estate and externalbrokers with identifying potential sites. Managed allexternal consultants, the entitlement and permittingprocess, and internal teams directly responsible formaintenance of prototype standards and branding.

REPRESENTATIVE PROJECTSDOLLAR GENERAL, MULTIPLE LOCATIONS, TXProvided construction management services for 9 (nine)new 9,000 sq. ft., pre‐engineered metal and brick buildingson behalf of the Dollar General retail chain.SAWGRASS VILLAGE, PONTE VEDRA BEACH, FLProvided program management services to reposition anexisting single story retail center to a new “mixed‐use”development with retail, office, hotel and parking decks.The redevelopment is valued at 20 million USD. Scope ofservices included securing zoning rights, selection ofcontracting of the development team, budgeting andscheduling, as well as relocating existing tenants during theconstruction phases. Major tenants and outparcels includedPublix, CVS, Chico’s, and ABC.LAKELAND PLAZA CUMMING, GAProvided owner’s representative services including costand schedule analysis to redevelop the site and buildings ofa 300,000 sq. ft. shopping plaza. The redevelopment housedtenants including Kroger, Belk, Office Depot, Stein Mart,Chevron, Dress Barn, Applebee’s, and Suntrust amongothers, and was valued at 6 million USD.

REPRESENTATIVE PROJECTSYANCY OFFICES & WAREHOUSES, ATLANTA, GAProvided construction management services on 2 (two)office and warehouse centers with steel, brick, metal siding,and storefront from inception to completion, totaling70,000 sq. ft. and 4 million USD.VETERAN’S AFFAIRS OUTPATIENT FACILITY,HINESVILLE, GACORE professionals provided lender inspectorservices and additional program management supporton the construction of an 8 million USD governmentoutpatient facility.DOWNTOWN REDEVELOPMENT, MOBILE, ALABAMACORE is working with the City of Mobile to study and guide theredevelopment of the downtown historic area as the city seeks toattract economic investment at a national scale. Based in part onCORE’s experience and success with historic Savannah, GA overthe past several years, the work for Mobile concentrates initiallyon developing a strategy and marketing plan to help attractinvestment and development monies to the City. CORE is alsohelping with the marketing and sale of the current Civic Centerproperty, seen as a cornerstone event for spurring renewal whilegetting a money-losing property off the municipal books.

REPRESENTATIVE PROJECTSBEETNIX SUPERFOOD AND JUICE BARCORE has been retained by the owners of Dancing Dogs YogaStudio as owners’ representatives to manage the design andconstruction of a new business concept, Beetnix Superfood andJuice Bar. To be built on the ground floor of Dancing Dogs’Broughton Street location in historic downtown Savannah,Beetnix will be a natural raw foods cafŽ, collocated with the yogastudio, one floor above and providing for a holistic experience inhealthy living. The new retail, food and hospitality venue isscheduled to open in February 2016.TANGER OUTLET MALL, PHASE II AND OUTPARCELSCORE continues its ongoing engagement with Tanger and BenCarter Enterprises to develop the retail mall property just outsideSavannah, GA and adjacent to I-95. Phase 1 of the mall opened ontime in April 2015 and the program has now expanded to Phase 2,the encircling out parcels and a mix of power center retail,restaurants, adjacent to the mall proper, hotel sites, automotivedealerships and more.
